Renter-first fee summary

Required before move-in

At application, the $60 nonrefundable screening fee is charged per applicant. The $500 nonrefundable administrative fee per resident is due immediately after lease signing. The first month’s actual lease rent is due per apartment before move-in.

Recurring costs

Base rent is the fixed monthly amount in the executed lease. If acceptable liability-coverage proof is not provided, Highland LLI is $15 monthly while enrolled. Utility charges and billing treatment remain held pending reconciliation and the selected lease/addenda.

Optional choices

Storage is an optional fixed monthly add-on: small lockers (48 length × 36 width × 44 height inches) are $50 per month and large lockers (48 length × 36 width × 90 height inches) are $75 per month, subject to current availability. For an approved pet, the charge is a one-time $300 nonrefundable fee plus fixed $30 monthly pet rent, each per pet. Parking is a separate third-party arrangement with current costs provided by SP+.

Lease and approval qualifications

The selected apartment, commencement date, application status, pet occupancy, insurance choice, and executed lease determine which amounts apply. Pricing and availability can change until lease execution. Conditional charges apply only in the circumstances listed below. Utility and returned-payment charges remain held pending reconciliation and the selected lease/addenda.

All completed applications are handled first come, first served, and no unit is held until the applicable lease process is completed. The $500 nonrefundable administrative fee per resident is due immediately after lease signing. First month’s rent is due before move-in.
