Highland Chicago hours are Monday–Friday 9:00 AM–5:00 PM and Saturday 9:00 AM–4:00 PM. The office is closed Sunday. Hours are Central Time. Holiday hours may vary, so prospects should contact the leasing team before visiting. Tours should be scheduled in advance when possible.

A one-bedroom home allows up to four occupants, and a two-bedroom home allows up to five occupants. Contact Highland if you need help applying the approved limit to a specific household or home.
All applications are subject to qualification by a third-party screening partner. Every adult who will live in the apartment must submit a separate application and provide a state- or federal-government-issued photo ID. Gross income must be at least 3× monthly rent. A minimum credit score of 700 is required to qualify without a co-signer, or 600 or higher with a qualified co-signer. The co-signer must have a 700+ credit score and accept financial responsibility for the co-signee. The third-party screening partner evaluates credit and rental history, including a clean record of evictions, and serious misdemeanors or felonies within the past seven years under its qualification process. International applicants must provide a passport and complete a credit check. The $60 nonrefundable screening fee is charged per applicant.

Residents must maintain at least $100,000 in liability coverage. A resident may use a renter’s-insurance policy from the provider of their choice if it includes the required liability coverage and proof is provided. Residents who do not provide acceptable proof are automatically enrolled in Highland’s Liability-to-Landlord Insurance program for $15 per month. Renter’s insurance is still recommended because the Highland liability program does not cover the resident’s personal belongings.
Use Highland’s online applicant/resident payment workflow whenever available. Cash is not accepted without prior written permission. Highland may require certified funds, cashier’s check, or money order when stated in the lease or specifically requested.
The $60 nonrefundable screening fee is charged per applicant when an application is submitted. Sienna does not charge a holding deposit or reservation fee. The $500 nonrefundable administrative fee per resident is due immediately after lease signing. It remains nonrefundable if the resident later cancels. If Highland denies an application before lease signing, it is not charged. Any rights under a signed lease and applicable law still apply.
Move-ins must be coordinated with Highland in advance. Required payments and insurance documentation must be complete before possession. Keys/fobs are issued at move-in. Any elevator/loading reservation window or vendor documentation will be provided by management when the move-in is scheduled.
Pets must be under control, may not disturb other residents, and dogs must be leashed when outside the apartment except where a designated off-leash area expressly permits otherwise. Pet waste must be picked up immediately. Pets must maintain current health and vaccination records and provide them upon management request. The dog run and grooming station are open access to all residents 24/7.
Residents may choose their own cable/internet provider; satellite dishes are not permitted. Sienna has a package room and Tide Lockers.
Sienna provides complimentary bicycle storage. The bike repair area is open access to all residents 24/7.

Residents receive building/unit access devices at move-in. Lost or unreturned metal keys are $10 each, electronic keys/fobs/remotes are $50 each, and after-hours lockouts are $25.00. Guests must follow building access rules and residents are responsible for their guests. Package deliveries use the building’s package facilities/Tide Lockers where applicable.
Sienna is a smoke-free community. Smoking and vaping are prohibited inside apartments, building interiors, common areas, and amenity areas. Smoking is permitted only in a specifically designated outdoor area, if management provides one, and must otherwise remain at least 25 feet from buildings.
Residents should submit routine maintenance requests through Highland’s Online Portal. Non-emergency maintenance hours are Monday–Friday 9:00 AM–5:00 PM and Saturday 9:00 AM–4:00 PM; the office is closed Sunday. Emergencies include water leaks, fires, and extreme property damage.

Rent is due on the 1st of each month. The lease states there is no grace period, but the late charge is assessed only when rent is received after the 5th. The late charge is $10 on the first $500 of monthly rent plus 5% of the amount over $500.00. Residents can pay through Highland’s Online Portal and may set up automatic payments. Returned-payment charges remain held pending reconciliation and the selected lease/addenda.
Highland’s Online Portal allows residents to pay rent, set up automatic payments, submit maintenance requests, communicate with management, view account information, and submit proof of renter’s-insurance coverage or purchase a policy.
